Sea Turtle Vacation Homes

To ensure a safe, respectful, and enjoyable experience for all guests and neighbors, the following policies apply to all Sea Turtle Vacation Homes properties. By booking any property, you acknowledge and agree to comply with these policies as part of your rental agreement.

Failure to comply with any policy may result in immediate termination of your reservation without refund.

Maximum Occupancy

Maximum occupancy is strictly enforced in accordance with Florida statutes and local regulations.

Under no circumstances may the number of guests exceed the maximum occupancy listed in your confirmed reservation.

Any violation of occupancy limits, including visitors not listed on the reservation, will result in immediate termination of the stay without refund.

No Parties or Events

Parties, gatherings, and events are strictly prohibited.

If a party or unauthorized gathering occurs, the reservation will be immediately terminated without refund. Additional cleaning, security, or damage charges may apply.

No Smoking

Smoking is strictly prohibited indoors.

Smoking is permitted outside only with all doors and windows closed.

A $1,000 penalty will be charged for indoor smoking, in addition to the full cost of odor remediation and any damages. Smoke detection devices are installed inside the property.

Weapons, Drugs & Illegal Activity

Firearms, weapons of any kind, illegal drugs, and unlawful activities are strictly prohibited on the premises.

Any violation will result in immediate termination of the reservation without refund and may be reported to local authorities.

Noise & Neighborhood Respect

Guests must respect neighbors and comply with local noise ordinances.

Quiet hours: 10:00 PM – 7:00 AM.

Noise monitoring devices are installed in compliance with city ordinances. Excessive noise levels may result in:

Immediate termination of the reservation without refund

Fines issued by local authorities

Guests may use outdoor spaces after 10 PM but must remain mindful of noise levels.

Parking

Parking is limited to designated spaces assigned to the property.

Parking on grass, sidewalks, or unauthorized areas is not permitted.

Vehicles exceeding the allowed number may be towed at the guest’s expense.

Property Care & Trash

Guests are expected to maintain the property in the same condition as upon arrival.

Trash must be placed in designated outdoor bins before departure.

Excessive cleaning required due to negligence may result in additional charges.

Grill Use

Grill use must be requested prior to arrival.

A $35 cleaning fee applies and must be paid before check-in.

Check-Out Policy

Check-out time is 11:00 AM EST.

Stays beyond 11:15 AM will incur a $50 charge per 15-minute increment to accommodate cleaning schedules. We do not allow late check-out.

Pool & Amenity Liability

There is no lifeguard on duty at any time.

Use of the pool and all amenities is entirely at your own risk.

By booking and entering the property, guests voluntarily assume all risks associated with the use of the pool and outdoor areas.

Sea Turtle Vacation Homes, its owners, and managers shall not be held liable for any injury, accident, loss, or damage occurring on the premises or arising from use of the pool or amenities.

Children must never be left unattended in the backyard or pool area. Guests are solely responsible for supervision and safety.

Guests agree to release, indemnify, and hold harmless Sea Turtle Vacation Homes, its owners, and its management from any and all claims, liabilities, damages, or expenses arising from use of the property or its amenities.

Pool Heating Policy

Pool heating is included during winter months as a courtesy amenity.

We generally maintain the pool temperature at approximately 89°F; however, temperature may fluctuate due to weather conditions or mechanical performance.

Pool heating is not guaranteed to meet individual preferences.

No refunds or credits will be issued due to weather, mechanical issues, or dissatisfaction with pool temperature.

Travel Insurance & Liability

Guests are strongly encouraged to purchase travel insurance.

Sea Turtle Vacation Homes is not responsible for accidents, injuries, loss of personal belongings, weather disruptions, or unforeseen circumstances.

Legal Compliance Notice

We are required to comply with all state and local regulations, including occupancy limits and noise ordinances.

It is unlawful to allow a registered sexual offender or predator to occupy the residence where prohibited by law.

Enforcement

Violation of any house rule may result in:

Immediate termination of the reservation

Removal from the property

Loss of all rental payments

Additional charges for damages or violations
